PLANS for the development of six new homes in Culmstock have received public backlash.

A total of fourteen people have objected to the planning application.

Holcombe Rogus residents, Mr and Mrs Dorpman have applied to erect six dwellings in Linhay Close, Culmstock, requiring the creation of twelve car parking spaces.

Proposals for the site, which is currently used as farming land, involve the development of three two-bedroom and two three-bedroom properties, and one four-plus bedroom property.

None of the planned homes are set to be ‘affordable’ but, according to XL Planning Ltd, a financial contribution will be made to provide affordable homes in another location in line with planning policy.

One objector to the plans, Ms Barbara Nuttgens said: “I would support it if it included at least some affordable homes.”

Others expressed concerns of infrastructure overwhelm, including local schools and doctors surgeries at “full capacity”, as well as worries for the safety of pedestrians and drivers.

The parish council has said it has no objection to the proposal, although states several concerns about the development in its comments on the application.

The council said it hoped for parking and pedestrian accessibility reassurance, for the safety of area visitors and residents.

There were also concerns raised about the sewage systems in the area, which the council said were already “completely inadequate”.

A spokesperson for the parish council said: “Taken in isolation, the installation of a package pump station in the immediate vicinity of the new build may be deemed adequate to serve a six unit development.

“However, it has been demonstrated several times in the last 12 to 15 years, and with increasing regularity, that the CS system of Culmstock is inadequate for the current housing stock, let alone any further development.”

The application decision is pending.
