A TERRACE of three houses is being proposed on a tiny plot of land in a private Wellington town centre car park.

Developer Jason Phillips, of Phillips Construction Ltd, Taunton, wants to build the three-bedroom homes behind Belvedere Court, North Street, which he bought nearly two years ago.

The properties would take up 10 of the 23 car parking spaces, which planning agent Hannah Cameron, of HC Planning Ltd, Exeter, said were not fully used and had resulted in vehicles being abandoned there.

The land is immediately behind Wellington Fire Station and next to Wellington Playing Fields where the town’s football club is based.

Ms Cameron said the homes would be two-and-a-half storeys with the main bedroom on the second floor using the roof space with a dormer window to the front.

Phosphate emissions would be mitigated by purchasing off-site credits using a third-party provider.

She said there was a need in Wellington for more affordable and private rented homes, and a greater variety in housing types and tenures.

Ms Cameron said: “The proposed dwellings would be built out by the applicant, and it is intended that they would be rented, providing three additional family sized homes on the private rental market. “

She said priority was given to opportunities for the redevelopment of underutilised and brownfield land over greenfield sites.

Ms Cameron said Somerset Council was currently not able to meet its legal requirement to have a five-year supply of housing land available and therefore there was a presumption that other sites would be approved.

She said: “It is our case the proposal is a sustainable form of development and there would not be any harm to protected assets or any adverse impacts to outweigh the benefits of the proposal.

“As such, there are no strong reasons for refusing this development.”
