More than 200 properties were sold in Wellington last year - but only three cost a million pounds or more.

Property Solvers, an online auction company, reported that there were 32 property sales of over £1,000,000 across TA postcodes in the last twelve months - and data from HM Land Registry shows that three of those were in the Wellington area.

This seems to be the norm for the town, with four properties being sold for more than a million pounds in the 2020/21 year, and three in the previous year.

The total price paid for the three properties sold this year was £5,039,212.

The first of the properties, in September 2021, was Sandfield, a large country house in Whiteball that sold for £1,623,212.

Sandfield includes a swimming pool, a tennis court, a spa, stables and 3.6 acres of paddocks - and as well as the main house, there is a coach house.

The second property, which sold in November 2021, was the Old Parsonage in Ashbrittle, which was purchased for a price of £1,010,000.

The Old Parsonage is a Grade II listed building dating back to the 17th century, with period features including an inglenook fireplace, a stone moulded mantel piece, and antique wooden stud work.

Finally, the Vemco Brasscarpi Ltd building on Castle Road was sold in February of this year for the highest price of any property in the area - £2,406,000. The unit is in Chelston Business Park.

Ruban Selvanayagam, Property Solvers co-founder, commented: "Although there remains a fairly healthy volume of sales in this price bracket, evidence from around the country would suggest that buyer appetite for these types of homes has started to drop in recent months.

“£1-million-plus properties - even for the wealthy - are major commitments and indeed affected by the wider economy.

“With continued inflationary pressures and rising interest rates as a result, it would not be too much of a surprise to see a continued cooling off across the high-end property market in the coming year at least."

The most expensive property purchased in the overall Taunton area over the past year was the B&Q building on Heron Gate, which sold for a massive £9,600,000.

Other million-pound properties in the area were on Castle Street, Fore Street, Bindon Road, Priorswood Road, Orchard Grove, and Honeyrow Lane.
