A PUB in Holcombe Rogus is officially back on the market after closing its doors for good in September.
The Prince of Wales Inn is being marketed, free of tie, at a freehold price of £340,000 or a leasehold of £10,000 with fixtures and fittings included.
The property includes four-bedroom accommodation, trade gardens and a car park for 30 vehicles as well as the bar, restaurant and lounge within a plot size of 0.5 of an acre.
A second lawn at the location also gives far-reaching view across the countryside for business or personal use.
The details state that the property is being sold with an overage and covenant of 80 years in length with a payment of £100,000 payable to the beneficiaries “if a change of use away from a public house or permission for new buildings is granted”.
The pub has a chequered history after being saved in 2023 by investor James Collins after being closed during the Covid pandemic. A bid by residents to raise £500,000 to secure it as a community enterprise failed.
The reopening of the pub by private tenants Paul Cross and Niki Mitten in 2024 was heralded at the time as a triumph with plans to relaunch the pub as a vibrant hub for locals and visitors.
Yet, just two years later the pub finished trading and according to the property details, “prospective purchasers will need to reach their own conclusion as to the potential trade and profitability which can be enjoyed at this outlet” as no trading accounts are available.
The rateable value of the pub in Devon on the Somerset border is set at £8,500.
Leisure and Hospitality specialists Sidney and Phillips are dealing with the sale or lease of the pub and state that viewing is by appointment only.
